Carnival Corporation Breaks Ground on “Cruise Campus,” Reinforcing South Florida’s Role as Global Cruise Capital

Carnival Corporation, the world’s largest cruise company, has officially broken ground on its next-generation global headquarters campus in Miami’s Waterford Business District, marking a major milestone in the company’s 50+ year history in South Florida and signaling a long-term investment in the region’s future as the global center of the cruise industry.

The ceremony, held at the future site of the campus, celebrated the beginning of construction for what the company is calling a multi-building “cruise campus” designed to consolidate its North America shoreside workforce and support its global cruise line portfolio.

A Milestone in Miami’s Cruise Legacy and the Vision for a Next-Generation Campus

During the groundbreaking ceremony, Carnival Corporation unveiled the campus’ official new address, 887 Carnival Place, before breaking ground on the future site in Miami’s Waterford Business District. In recognition of the company’s longstanding presence and economic impact in South Florida, Miami-Dade County issued a formal proclamation naming May 1 as “Carnival Place Day,” underscoring Carnival’s deep civic and economic integration in the region where it has operated for more than five decades.

Planned for completion in 2028, the campus will initially house more than 2,000 team members, bringing together most of Carnival’s North American shoreside workforce into a single, unified global headquarters.

SelectFlorida’s Director of Development, Jay Cashmere, highlighted the symbolic and economic significance of the project stating, “What an honor to grab a golden shovel and represent SelectFlorida at Carnival Corporation’s groundbreaking for their new global headquarters at Miami’s Waterford Business District. The new state of the art campus will house 2,000 team members signifying an investment to jobs and opportunities which further cements Miami-Dade as the Cruise Capital of the World.”

The new development will span an estimated 700,000 square feet of workspace and is intentionally designed to reflect the operational complexity of the cruise industry itself. Rather than a traditional corporate office complex, the campus is envisioned as a living extension of Carnival’s fleet, structured to mirror how cruise teams collaborate, create, and operate at sea.

According to the company’s development plans, the campus will feature training and rehearsal facilities for onboard entertainers, open collaboration zones for cross-brand innovation, flexible office environments, and large-scale meeting spaces. It will also include extensive greenspace, employee amenities, and a future-ready technological infrastructure designed to evolve alongside the company’s operations and scale over time.

The project is being supported by Cushman & Wakefield, with Brasfield & Gorrie serving as general contractor and Solutions Builder Inc. providing construction management consulting. Site work is scheduled to begin immediately, marking the transition from vision to execution for what is expected to become one of the most significant corporate campuses in South Florida.

Carnival leadership framed the groundbreaking as both a continuation and an evolution of its South Florida presence.

The project also reinforces Miami’s broader positioning as the Cruise Capital of the World, a designation formally echoed by regional leaders during the ceremony.

Carnival’s consolidation into a single campus represents a strategic shift in how global cruise operations are managed. By bringing together its shoreside teams across multiple cruise brands, including Carnival Cruise Line, Princess Cruises, Holland America Line, Cunard, Seabourn, and Costa Cruises, the company is creating a centralized hub for operations, innovation, and workforce development.

The campus strengthens South Florida’s position as the undisputed global headquarters region for the cruise industry, anchored by proximity to PortMiami and a deep maritime workforce ecosystem.

PortMiami remains the busiest cruise port in the world, and the new headquarters further integrates corporate leadership with operational execution at sea.

A Long-Term Bet on Cruise Growth and What Comes Next

Carnival Corporation’s investment in its new Miami headquarters campus signals strong confidence in the continued expansion of global leisure travel and the long-term growth trajectory of the cruise industry. As cruise lines modernize fleets, expand itineraries, and invest in next-generation guest experiences, the need for centralized collaboration between design, operations, hospitality, and entertainment teams has become increasingly critical.

The new campus is designed to support that evolution, providing the flexibility not only for today’s workforce, but for how cruise operations will function decades into the future. Miami-Dade County Commissioner Natalie Milian Orbis emphasized the broader impact of the project, stating, “Carnival Corporation’s new global headquarters is more than a building. It is a major investment in jobs, opportunity and the people who make this one of the strongest places in the world to do business.”

Over the coming years, the Waterford Business District site will steadily transition from construction zone to fully operational headquarters, with several key milestones ahead. These include immediate site development and infrastructure build-out, vertical construction through 2026 and 2027, and the gradual consolidation of North American shoreside teams into Miami.

As the campus takes shape, it will also see the expansion of training, entertainment, and innovation functions that support Carnival’s global cruise brands. Full completion and occupancy are expected to begin in 2028.

Once finished, the campus will serve not only as a centralized corporate headquarters, but also as a symbolic anchor of Miami’s role as the global center of cruise operations, reflecting both where the industry is today and where it is headed next.
